4 Classes of Water Damage

Classes of Water Damage losses are determined by the rate of evaporation based on the type of materials affected by water damage to your property. Determining the Class of Water is an important first step, and will determine the amount and type of equipment utilized to restore your business. There are four IICRC water damage classifications, they are as follows:

Class 1 - Slow Evaporation Rate 
Water losses that affect only part of a room or area, or losses with lower permeance/porosity materials (e.g., plywood, particle board, structural wood, vinyl composition tile or VCT, concrete). Little or no wet carpet or cushion is present. Minimum moisture is absorbed by materials, releasing moisture slowly.

Class 2 - Fast Evaporation Rate 
Water losses that affect an entire room or carpet and cushion. Water has wicked up walls 12" - 24". There is moisture remaining in structural materials (e.g., plywood, particle board, structural wood, concrete).

Class 3 - Fastest Evaporation Rate
Water may have come from overhead. Ceilings, walls, insulation, carpet, cushion and sub-floor in the entire area are saturated.

Class 4 - Specialty Drying Situations
These consist of wet materials with very low permeance/porosity (hardwood, plaster, brick, concrete, stone, and crawlspace). Typically, there are deep pockets of saturation, which requires very low specific humidity.

The 3 Basic Categories of Water

Category 1: White/Clean Water
The water stems from a clean source and poses no substantial risk from contact, ingestion, or inhalation. However, it can develop in another category if it comes into contact with other surfaces or materials. Typically, Category 1 water will evolve into Category 2 after 24 hours if left untreated.

Category 2: Grey Water
Grey water is contaminated water that doesn’t contain sewage. It may still contain some contaminates and has the potential to cause illness if contacted or ingested. It may contain potentially dangerous levels of microorganisms or nutrients for microorganisms, as well as other organic or inorganic matter (chemical or biological). Grey water can arise from sources such as a sink, washing machine, or the shower. Grey water can be used on your lawn or garden but if left unattended for 48 hours it can become Category 3.

Category 3: Black Water
Black water contains sewage or has encountered fecal matter. It is grossly contaminated and may contain pathogenic bacteria or other harmful agents. Such water sources may carry silt, organic matter, pesticides, metals, or toxic organic substances.

Time and temperature can also affect the quality of water and change its category.

Water Damage from Washing Machine

Water damage from washing machines is one of the leading sources of residential water losses. The good news is that preventing water damage from washing machines is not as hard as you may think. Follow these tips to avoid water damage issues caused by a washing machine malfunction in your home.

-Regularly check water supply hoses (both hot and cold) for blisters, worn tubing, stress cracks or loose connections. Replace damaged hoses with newer types that are made of flexible plastic tubing encased in a stainless-steel braided exterior.

-Replace hoses every five years even if they don’t seem damaged to prevent water damage from washing machines. Deterioration may occur on the inside of the hose and may not be visible until it’s too late.

-Check the drain hose for wear and tear and to make sure it’s tightly inserted into the main drain line. Ensure it doesn’t dislodge when the washer agitates or drains.

-Leave at least four inches of space between the wall and your washer to prevent the supply and drain hoses from becoming kinked.

-Don’t overload the washing machine with laundry. Follow the manufacturer’s instructions on how full your washer should be. Distribute clothes evenly and loosely inside the machine.

-Use the right detergent for your washing machine in the correct amount to avoid suds and bubbles that can cause the washer to overflow. Read the instructions manual to learn which type of detergent is best for your machine and how much to use each wash.

Evaluate your home’s exterior

Your home is designed to shelter you from the weather. To keep it in tip-top condition, do regular walk-arounds and inspect for issues. Keep an eye out for the following things:

• Loose shingles
• Loose siding
• Tree branches extending over your house or driveway

Mold Damage in your Home or Business

The buildup of indoor moisture from high relative humidity, plumbing, and roof leaks may lead to mold damage. When the relative humidity is kept low, chances for condensation to take place reduce, and that means there are no appropriate conditions for fungi to grow. Mold spores cannot thrive without the presence of water in your home or business.

It is necessary to take precautionary measure when dealing with mold damage because it can cause health effects. Our SERVPRO technician assess the level of contamination and choose the right Personal Protective Equipment (PPE) for the job. When the area is extensively contaminated, we prefer a half-mask respirator, full body suits, and chemical resistant gloves. For light levels of contamination, an N95 respirator can be good enough.

We are careful not to spread the contamination to clean areas, and if we have to disturb the mold when cleaning the site, we make sure containment procedures are already in place. Containment also helps limit mold exposure to the occupants and our SERVPRO team.

After disturbing the mold, spores dust might settle on the porous and non-porous surfaces. When that happens, we do damp wiping and HEPA vacuuming to do the removal. We first determine the airflow direction and clean areas towards that path, and the cleaning process starts from the structure's top towards its bottom.

When drying the items and rooms, our SERVPRO technicians first remove any wet objects from the area to speed up the rate of evaporation and then we will setup dehumidifiers to lower the humidity. Moisture meters provide initial readings of overall humidity at the start of the job and will be monitored to ensure the project is complete.

An unpleasant and unexpected surprise to some homeowners facing water damages is that their insurance won’t cover the costs. Warping and disfigurement from water can leave lasting and detrimental effects within an incredibly short amount of time. Some of which cannot be repaired to its original glory. That’s why one of the most useful methods of recovery from damaging water to natural hardwood floors is our highly effective Drying Mat System.
